Quit Claim Deed
TCA § 66-5-103Transfer real property interest in Tennessee without warranty — commonly used for family transfers, divorce settlements, and adding/removing a name from a deed.
A Quit Claim Deed transfers whatever interest the grantor has in property, without any warranty of title. It is commonly used for transfers between family members, adding a spouse to a deed, or removing a co-owner.
The deed must be signed before a notary and recorded with the Register of Deeds in the county where the property is located.
